Housing Planned Works Manager

Salary: £54,917 - £58,452 per annum pro rata + MRS £5,500 per annum pro rata

Hours: 37 hours per week

Location: You will be expected to attend a CBC office location as often as needed to carry out your role, which will be no less than once per month.

Contract Type: Hybrid - Permanent

About the role:

This new position is an excellent opportunity to join a progressive housing service to steer your team towards continued greatness.  As the Housing Planned Works Manager has overall responsibility for a substantial planned maintenance programme, and driving forward the Council’s commitment to becoming carbon neutral in our own operations by 2030. 

 

Housing Property team is responsible for ensuring the Council’s 5,670 residential properties are of a good quality, safe and healthy whilst complying with all relevant legislation.   The postholder must ensure that our customers receive a well-planned and effective service which meets all building and fire safety standards.

 

You will have a background in property and asset management and will lead a small team to deliver an efficient, professional and cost-effective service providing a capital works programme that ensures optimal and sustainable use of the housing assets to high levels of customer satisfaction.

 

Reporting to the Head of Housing Property, you will manage a team of technical staff, contractors and consultants contributing to the capital works programmes (circa £12M pa), you will work closely with colleagues to ensure a coordinated approach to the delivery of corporate and housing priorities and projects along with:

 

  • Introducing and developing new and/or better methods of providing and delivering the works programmes and asset management.
  • Identifying issues and prepare policy documents and reports and, if appropriate attend and represent the interests of the Housing Service at committees, scrutiny meetings or any task group or working group.
  • Assisting in the implementation of the Housing Asset Management Strategy and taking a strategic view of the housing stock portfolio and making recommendations as necessary.
  • Preparing the 30-year planned maintenance programme and associated budget.

To be successful in this role it is essential that you have detailed knowledge of health and safety, particularly regarding CDM Regulations along with having experience in:

 

  • Management within a housing setting
  • Managing a planned maintenance service
  • Development, production and supervision of various types of maintenance work to occupied homes.
  • Procurement and contract management of various types of maintenance work.
  • Managing large budgets.
  • Good technical and communication skills to deal with contractors, outside organisations, tenants and the public.
